The Houston-Specific Lifespan Reality

National asphalt-shingle marketing says "30-year shingle." Houston builders and insurance adjusters know better. In our tear-off data the average architectural shingle roof inside Beltway 8 reaches end-of-life at 17–22 years — not the marketed 25–30. Granule loss accelerates under our UV load, mat oils flash off in the heat, and the post-2017 storm cycle has compressed re-roof intervals further. Standing seam metal we installed in the early 2000s is approaching 25 years on the roof with zero degradation visible.

The Insurance Math Nobody Runs

For a typical Houston homeowner paying $4,500–$5,200/year in homeowner's premium, a Class 4 metal roof discount of 25% saves $1,125–$1,300 per year. Over a 20-year ownership period, that's $22,500–$26,000 — nearly the full cost of the upgrade from shingles to standing seam, recovered from the insurance line alone, before counting energy savings or avoided re-roof cycles.

When Shingles Are Still the Right Call

Three scenarios:

  • You're selling within 3–5 years. The resale premium for metal in Houston exists but is modest (~3–6% on most appraisals); you won't recover the upgrade in that window.
  • The insurance claim is for shingle replacement specifically. Your carrier will pay ACV/RCV on a like-for-like shingle replacement; upgrading to metal is out-of-pocket above the claim amount.
  • Strict HOA with no metal-look exception. Even DECRA Shingle XD won't satisfy a few of Houston's older deed-restricted neighborhoods. (We can usually pull approval — but not always.)

When Metal Is Obvious

You plan to stay 10+ years, you live anywhere in TWIA Tier-1 (Galveston, parts of Brazoria, Chambers), you've already had two shingle roof replacements, your AC bills run $400+ in July/August, or your insurance carrier is non-renewing because of roof age. In all of those, the math doesn't favor shingles — it favors metal by a wide margin.
