The honest answer to "what does a metal roof cost in Houston" depends on three things almost no national pricing guide will tell you: which sub-market you're in, whether your roof has the geometry to use full-length panels, and whether your insurance carrier rewards Class 4 impact upgrades. 1. Panel run length and roof geometry. A simple gable roof in Cypress where we can run 30-foot panels from ridge to eave installs 15–20% cheaper per square than a Memorial-area roof carved up by chimneys, dormers, and valleys. Cuts, splices, and step flashings are where labor hours go.
2. Tear-off layers. Metal can sometimes be installed over a single layer of intact shingles on furring strips — saves $1.50–$2.50/sq ft versus a full tear-off. Two-layer tear-offs (common on older Bellaire and Meyerland homes) add $1.00–$1.50/sq ft for disposal alone.

5. Underlayment + ice/water shield. Synthetic underlayment is standard; peel-and-stick ice/water at eaves, valleys, and penetrations is required for TDI WPI-8 certification on coastal projects and adds about $0.30–$0.60/sq ft.
Larger projects (3,000+ sq ft), simple gable geometry, single tear-off, 26 ga over 24 ga, SMP over Kynar, and standard colors over custom-mix. The biggest single lever is profile selection — a corrugated install on a barn or workshop runs less than half what a Kynar standing seam install on a complex Memorial residence does.
